The building at the start of the project, with scaffolding installed for safe access to the multi-storey exterior for prep, repairs, sealing, and painting.
The fully redecorated building, entrance, boundary walls, and steel fencing, finished in a durable exterior coating.
The client wanted a complete external redecoration of Dawlish Court — including the entrance, boundary walls, and steel fencing. The goal was to repair deteriorated exterior surfaces and seal vulnerable areas before repainting, improving both the building’s appearance and its weather protection.
Safe access to the multi-storey building was set up using ladders and scaffolding. External walls, entrance, soffits, and eaves were pressure-cleaned and prepared. Cracks and damaged plaster were repaired, old expansion-joint sealant replaced, and sealing completed around the windows where needed. The building’s exterior was then repainted with a durable exterior coating. Around 150m² of boundary walls were repaired and painted, and about 70 metres of steel fencing was prepped, primed, and finished with two coats of enamel paint. The project took around three months, completed between January and March 2025.
This was a large-scale exterior redecoration requiring careful access planning and extensive preparation across the main building, entrance, and boundary areas. A lasting exterior paint finish depends heavily on proper preparation — cleaning the surfaces and repairing cracks, damaged plaster, joints, and window seals before painting helps protect the building and prevents premature coating failure.
Frequently Asked Questions
Why does a repaint on a multi-storey building take months rather than weeks? +
Most of that time goes into access planning and preparation, not painting itself — scaffolding needs to go up safely, and every crack, joint, and seal has to be repaired before a single coat goes on.
Do the boundary walls and fencing need different treatment to the main building? +
Yes — steel fencing needs to be prepped and primed for metal specifically, and treated with an enamel finish, while plastered boundary walls follow the same repair-then-paint process as the main façade.
How often should an apartment block's exterior be repainted? +
The maintenance interval depends on the coating system, preparation, and level of coastal exposure. Regular inspections help identify failed joints, seals, or coatings before widespread deterioration develops.
