Ikapa Waterproofing and Roofing

Waterproofing, Roofing and Painting — Cape Town CBD and City Bowl

Professional Waterproofing, Roofing and Painting Services in and around Cape Town CBD and City Bowl

The City Bowl and CBD contain some of Cape Town's oldest residential buildings alongside commercial and mixed-use properties. Many were built in the early to mid-twentieth century with roof coverings, plaster, and waterproofing systems that are well past their original service life. Cracked facades, parapets that direct water into wall structures, ageing flat roofs on apartment blocks, and balconies that have never been properly waterproofed are common in this area.

iKapa Waterproofing and Roofing works in the CBD, Gardens, Oranjezicht, Tamboerskloof, Bo-Kaap, and across the City Bowl — carrying out flat roof waterproofing, balcony waterproofing, roof repairs, exterior and interior painting, damp investigations, ceiling repairs, and gutter and downpipe work.

The Specific Challenges of City Bowl Properties

Parapet walls on City Bowl apartment blocks and older commercial buildings are a consistent source of water ingress. When the parapet cap or flashing fails, water sits against the parapet and enters the wall directly — often appearing as damp on top-floor ceilings or internal walls well away from the parapet itself.

Access in the CBD and inner city is a practical constraint. Limited parking for vehicles and equipment, restricted working hours in commercial buildings, and neighbours or tenants below who need to continue occupying the building all require planning and communication before work begins.

Many City Bowl buildings have undergone multiple previous repairs — patches over patches, coatings over failed waterproofing. Identifying the actual failure point underneath these layers requires systematic assessment rather than applying another coating.

Damp Investigations and Treatment

Damp in City Bowl properties is often complex — penetrating damp through cracked facades, parapet-related moisture entering through top-floor walls, and rising damp in older masonry buildings. We identify the source and type before recommending treatment.

Frequently Asked Questions

Why do parapet walls cause ceiling leaks?

Parapet walls are the raised wall sections around the perimeter of a flat roof. When the capping or flashing at the top of the parapet fails, rainwater enters the top of the wall and works its way down through the masonry, appearing as damp on top-floor ceilings or internal walls. The leak point inside the building is often well away from the actual entry point at the parapet.

Can you work in occupied apartment buildings?

Yes. We communicate with managing agents and affected residents before work begins, schedule disruptive work to minimise impact, and protect common areas and access routes. We're familiar with the requirements of occupied City Bowl apartment buildings.

My building has had waterproofing applied multiple times and still leaks — what does that mean?

Multiple previous applications that haven't held indicates the underlying failure hasn't been correctly identified or the substrate was not properly prepared before each application. We assess the full condition of the roof and all previous repair layers before recommending any further work.
