How to Tell If Your Home Has a Waterproofing Problem
Most waterproofing problems show warning signs long before a leak becomes obvious. Catching them early is the difference between a straightforward repair and a full re-waterproofing job once water has had months to work through plaster, timber and steel.
In Cape Town specifically, the signs tend to cluster around winter (May to September), when sustained rain from the southwest puts sheltered flashings, roof penetrations and older masonry under the most pressure — and around older housing stock from the 1950s to the 1970s, where the original damp proofing has often deteriorated or was never especially robust to begin with.
The Signs to Watch For
Damp patches or dark staining on walls or ceilings
A patch that appears after rain and dries out in between is usually penetrating damp — water finding its way through a crack, a failed seal, or deteriorated pointing on an external wall. A patch that stays damp year-round, with a horizontal "tide mark," points to rising damp instead.
Peeling or bubbling paint
Paint failing in the same spot repeatedly, despite being repainted, almost always means moisture is trapped behind it rather than a paint quality problem. Repainting over an active leak treats the symptom, not the cause.
A musty or mouldy smell
Smell without visible staining is common in roof voids, under-floor areas, and poorly ventilated bathrooms — moisture is present even if it hasn't worked through to a visible surface yet.
Mould on walls, ceilings, or in bathrooms
Mould needs sustained moisture to establish. Its presence means water has been getting in for a while, not just after the last storm.
Lifting or cracked tiles on balconies and flat roofs
Movement in tiles is often the first visible sign that the waterproofing membrane underneath has failed — by the time it's visible, water is typically already reaching the structure below.
