The client contacted iKapa about ageing roof sheeting, side cladding, and gutters across the industrial units at Steel Park. The goal was to replace the deteriorated materials, repair any damaged supporting components, and install a complete roofing and drainage system that would give reliable, long-term weather protection.
Approximately 785m² of old IBR roof sheeting was removed and replaced with new colour-coated metal sheeting. Damaged purlins were replaced where required, along with roughly 200 metres of barge capping, and new flashings and waterproofing were installed at the relevant junctions. Around 200m² of deteriorated side cladding was removed and replaced with a combination of industrial-grade polycarbonate and colour-coated metal sheeting, with the supporting structure repaired where necessary. Approximately 85m² of gutter lining was stripped, the joints and base repaired and prepared, and a new torch-applied waterproofing membrane installed. The project took around six weeks, completed in March 2026.
This was a large-scale industrial project involving the coordinated replacement of the roof sheeting, side cladding, and gutter waterproofing. Treating these connected areas as one system helped provide more complete protection against water ingress. A new roof can still develop leaks if adjoining gutters, flashings, and cladding are deteriorated — inspecting and repairing the entire roofing system gives a more reliable long-term solution.
