A weathered, tiled roof with organic growth and deterioration, reducing its ability to protect the property effectively.
A fully serviced roof — cleaned, repaired, waterproofed, and finished with a protective coating, restored and weather-ready.
The client contacted iKapa because their tiled roof was in poor condition and at risk of losing its waterproofing effectiveness. The aim was to restore and protect the roof to reduce the risk of water ingress and deterioration of the underlying roof structure — plus gutter relining and some minor external crack, plaster, and paint repairs while on site.
Around 220m² of tiled roofing was pressure-cleaned and treated for fungal growth. Broken tiles were replaced, loose ridge-capping cement removed and repaired, and the necessary sealing and waterproofing completed, before the roof was finished with two coats of a protective roof coating. A four-metre section of gutter was cleaned, repaired where needed, treated for rust, and relined. External cracks, loose plaster, and the sealant around a window were also repaired before those surfaces were primed and repainted. The project took three days, completed from 27 to 29 July 2025.
The roof had deteriorated considerably, but servicing it before it failed completely helped prevent water ingress and more serious damage to the supporting structure underneath. Regular roof maintenance can identify and repair deteriorated tiles, ridge capping, and waterproofing before they develop into leaks and costly structural damage.
Frequently Asked Questions
How do you know if a tiled roof needs full restoration or just a clean? +
Signs like organic growth, broken or loose tiles, and crumbling ridge capping cement point to restoration rather than just a clean — a clean alone won't fix cracked waterproofing or damaged tiles underneath.
What does relining a small gutter section actually involve? +
The gutter is cleaned out, checked and repaired where corroded or damaged, treated for rust, then fitted with a new lining so it drains properly instead of leaking at the joints.
Is it worth doing small painting repairs at the same time as a roof service? +
Yes — if there's crack, plaster, or seal damage nearby while the team is already on site, addressing it in the same visit is more efficient than scheduling a separate job later.
