Unlike a roof leak, which is usually dramatic and obvious, bathroom leaks tend to be slow, hidden, and progressive. By the time visible damage appears, moisture has often been present in the structure for months.
 
This guide covers the most common sources of bathroom leaks, the signs that are easy to miss, and what a proper waterproofing repair involves.


 
 
Why Bathroom Waterproofing Fails


A bathroom is a wet area by design. Showers, baths, and basins introduce water directly onto surfaces and into joints that are only protected by a thin layer of grout, sealant, or an underlying waterproofing membrane. These materials don't last indefinitely.
 
Grout is porous and cracks over time, particularly around floor and wall junctions that experience slight movement. Sealant around baths, showers, and basin edges shrinks, peels, and fails. When these surface finishes deteriorate, water reaches the substrate beneath and begins to track through the structure.
 
In Cape Town, the combination of temperature cycling between winter and summer and high shower steam generation accelerates this deterioration. Many bathrooms in older homes were never waterproofed to a modern standard in the first place.

The Signs Homeowners Miss

 
The most common missed signs of bathroom waterproofing failure are:
 
- Grout that has cracked, darkened, or begun to crumble, particularly in the floor-to-wall junction and around the shower tray
- Tiles that sound hollow when tapped, indicating the adhesive has failed and water has tracked behind them
- Sealant that has pulled away from the wall or basin edge, even slightly
- A damp or musty smell in the bathroom or in an adjacent room, particularly one that shares a wall
- Paint peeling or bubbling on the wall of the room behind the shower wall
- Staining or soft plaster on the ceiling of the room below a first-floor bathroom
- Loose or spongy tiles underfoot in the shower area
 
Any single one of these is worth investigating. Multiple signs together indicate a waterproofing failure that is already causing structural damage. 


Where Bathroom Leaks Usually Come From

Shower Tray and Wall Junctions 

The junction between the shower tray or floor and the tiled walls is the most vulnerable point in any bathroom. This is where movement is greatest, where water pools, and where sealant fails first. When this junction opens up, water penetrates directly to the substrate and begins spreading.

Failed Tile Adhesive

 
Tiles that have de-bonded from the wall or floor allow water to pool in the void behind them. This moisture has nowhere to go except into the wall or floor structure. A hollow sound when tiles are tapped is a reliable indicator of this problem.


Around Penetrations

Pipe penetrations through floor tiles, and around basin and bath overflows, are common entry points for water. The sealant around these penetrations must be maintained. When it fails, water tracks through the penetration and into the structure below.

The Waterproofing Membrane Beneath the Tiles

 In a correctly waterproofed bathroom, there is a continuous membrane applied to the substrate before tiles are laid. In many older Cape Town homes, this membrane either was not installed, has failed, or was never taken up the walls to the correct height. When the surface finishes above fail, there is no backup layer to prevent water ingress.
